Design Services in Bryce
For those hosting a short term rental (STR) in Bryce Resort, Shenandoah County requires a document to be conspicuously posted for guests (meaning not in a binder). Sky Bryce Association also has a document that they encourage you to display.
Shenandoah County STR Regulations state:
“Emergency information must be conspicuously posted inside the property, including contact information for the party responsible for management of the rental.”

We Customize Your Document
We’re located right in Basye, within the Sky Bryce Association! We can customize your document to include a creative, digitally modified photo of your home at the top of this important document.
We’ll use colors to match your logo, exterior or interior. Have it stand out so guests will want to read it! It becomes more like a piece of art instead of an eyesore.
Use the slider on the next two pictures to see the before and after modifications. The ‘After’ is the photo recreated in Photoshop.
Options For Your Document
We have a few templates to choose from and use a standard letter size document so you can easily print it at home (color works best!).
If you need a two page document instead, we’re happy to do that. Maybe you display it in a clear plexiglass holder that shows both sides or need room for more information.
Use a photo from your AirBnB listing or one you may have. Or we can swing by and take one for you (see A La Carte menu below).
It may be fun to change the image depending on the season!

While we prefer to design in Adobe, we realize you would probably like to edit it in the future. We’ll design it in Microsoft Word so you have full control when you need to make changes.
We’re happy to make changes for you, too. Sometimes Word can be tricky to work in (we found that out making up these templates!).
Need Extra Help?
You may not have time to print the document or you might not be in town to put it in your home. For a nominal fee, we can take several interior or exterior photos of your home to use in the document in case you need one.
We’re sure you’re busy and we want to make this as easy as possible, so we offer some optional services. Whether it’s meeting with your property manager or cleaner, we’ll make sure it gets delivered or even hung inside. We’ll even put it in for a frame if you need one (you can purchase one and send it to us). Just contact us below for more information.

Can I download a copy of the Shenandoah STR regulations?
Yes! This is the 2024 version of the short term rental regulations in Shenandoah County. Please be sure this is the latest document (current as of October, 2024).

Will there be whitespace around the document you create?
Unfortunately, yes. Home printers always have a default margin, regardless of what your document has. Allow for 1/2″ margin on tops and bottoms. This also helps with framing though since the visible area is never quite 8.5×11″.
What size is the document?
The default will be 8.5″ x 11″ so that it’s easy to print at home. If you prefer a different size, we can have a chat about it. We’re trying to avoid you having to go to a print shop to have it printed.
What kind of paper is it printed on?
It will be printed on standard letter sized copy paper. If you’d like a premium cardstock, just ask. It will only cost a few dollars more.
Regular copy paper is fairly thin and could have waves in it if the picture frame its put in does not sit completely flat. Thicker card stock shouldn’t have this problem.
Do we have to use a photo of our home?
No, we can use one of our own stock photos we’ve taken or we have an abundance of free stock photos to choose from. You can also send us one but it should be at least 1024×768 pixels in landscape format. Be aware that because of the narrow space at the top of the document, it’s possible not all of the picture will fit. It’s best to have a lot of space around the subject to allow for cropping.
Can we use one of our own photos?
Of course! Whether it’s one you already have or one (or more) from your STR listing, send it over! As long as it’s a fairly high resolution, it should work, but we’ll let you know if it doesn’t.
Will the photo be cropped?
Yes, because the top of the page is not a typical size for a photo (it’s much narrower and not as wide), some of the photo will be cropped or slightly skewed for it to fit properly. It should still look ok, but don’t expect your entire home to fit unless it has a lot of space around the photo to accommodate for the cropping.
Is the size of the font readable?
It should be easily readable, just keep in mind the more information you have, the smaller the print may be (or the smaller the top photo may be). We suggest you print out your draft that we send you to be sure it looks ok.
Will it fit in a standard frame?
Standard photo frames are not the same as standard paper sizes. Photo frames are 3×5, 6×8, 8×10, 11×14, etc. This document is 8.5″ x 11″. The frames that accommodate that size are Diploma or Certificate frames. That means the page will fill the entire frame. There wouldn’t be room for a mat around it unless you upsized it accordingly. An example is one like this on Amazon.
I already have a frame, can you use that?
I’m happy to use a frame you already have as long as it will fit an 8 1/2″ x 11″ document. Some will hide anywhere from .25-.5″ of the document but I can work with the inner dimensions if needed.
Can I purchase a frame and have it sent to you?
Yes! Be sure it will hold an 8 1/2″ x 11″ document and that it can hang on a wall if that’s where you want it to go. There are other choices such as standing plexiglass holders as well.
I’ve searched for frames on Amazon and it appears you get what you pay for. It may be better to shop locally for one so you know exactly what you’re getting and that it’s the quality you want.
Why haven't I heard of you before - Are you located in Basye/Bryce?
Yes! My family has lived here for 30 years and I recently moved back to the U.S. after living abroad for over a decade. I have almost 30 years of I.T. experience and have spent over 13 years designing. I live in the Bryce community now! I haven’t advertised my services within Basye very much. I created the large banner for the outdoor Reading Nook (Literary Landing) next to the playground for the Basye library as well as the sign that’s on the Little Free Library.

Do you help with other STR needs?
Yes! I can help with things like looking in after a cleaning crew, work in your yard, meeting contractors, odd jobs around the house, emergency cleaning, picking up packages, even cleaning up after bears or racoons who have gotten into your trash bins!
How do I pay for your service?
We will invoice you after you approve the final document. Payment is due upon receiving your documents. We will have a variety of options to choose from for payment.
